Your friends and followers are how you raise

Raising money for a deal usually stops people at the paperwork: forming the company, writing the investor documents, checking that investors are allowed to invest, and holding their money safely. DoorRaise handles all of that for simple flat fees. You get one page to share with the people who follow you. They read the deal, see your track record, join a live call with you, and send their money to an escrow account you can’t touch.DoorRaise isn’t a marketplace and doesn’t find investors for you. Your friends and followers are how investors find your deal. We don’t pick or recommend deals.

The rules, handled

Under SEC Rule 506(c) you can tell anyone about your deal, not just people who already follow you. Only accredited investors can invest, and we verify every one, so you don’t have to.

A bank account and payouts, handled

At closing we set up a business bank account in your deal’s name with you. Each time the property pays out, we split it by ownership, preferred return and profit split, and send every investor their share by ACH. You approve once. Updates and K-1s run through DoorRaise too.

How it works for sponsors

  1. 1

    Create your sponsor page

You don’t need a deal. Tell us your background and we start checking you right away, so your page can go public quickly.

  2. 2

Market yourself to your friends and followers

Share your sponsor page link anywhere they are. They subscribe to hear about your next deal, so your list is ready before the deal is.

  3. 3

Add a deal and host a live call

Answer a few questions about the property and the terms. We create the legal company (LLC), prepare the investor documents, handle the filings and email your subscribers. Then host a Google Meet or Zoom call about the deal so they can ask questions.

  4. 4

    Close electronically

Investors confirm they’re accredited, sign online and fund escrow. At closing, escrow sends the money to the title company and we set up the deal’s business bank account with you. After that we pay investors their distributions and handle tax documents (K-1s).

Earn when you buy, while you own, and when you sell

Sponsors choose their fees from one standard menu: an acquisition fee, an asset management fee on collected rent, and an 80/20 or 70/30 split of the profit at sale. Investors see every fee in dollars before they commit.

This is an example, not a promise. It assumes rents grow 5% a year, a sale after 5 years and an 8% preferred return to investors first. If rents grow only 3% a year, your share at sale could be under $40,000.

Investor process

From click to escrow, without you lifting a finger

Your investors don’t email you for wire instructions, and you don’t chase signatures or documents. You share one link. We run everything between their click and the money landing in escrow.

  1. Step 1

    An investor clicks your link

They land on your deal page: the terms, every fee in dollars, your full track record, what we checked, and a sign-up for your live call.

    You: share the link

  2. Step 2

    They reserve their spot

They enter how much they’d like to invest. You get an email, and their reservation is tracked from that moment.

    We handle it

  3. Step 3

    We check they’re accredited

We collect and review their accreditation, so you never handle anyone’s tax returns or bank statements. It carries over to their future deals.

    We handle it

  4. Step 4

    Documents go out to sign

We send the investor documents, prepared from attorney-approved templates, to sign online. No printing and no chasing signatures.

    We handle it

  5. Step 5

    Their money goes into escrow

We give them wire or ACH instructions for the escrow account in your deal’s name, and track when each payment arrives. You can’t touch the money, and it goes only to the title company at closing.

    We handle it

  6. Step 6

You see it all come together

Investors get an email at each step. You see who’s reserved, who’s verified and what’s funded, with nothing to chase.

    You: watch it fill
