Stop teaching deals. Start sponsoring them.

Your followers watch you talk about apartment deals. Many of them would rather invest in yours than learn to do their own. DoorRaise gives you everything you need to raise from them the right way, with one link to share.

Courses vs. deals

A course pays once per sale. A deal pays at closing, every year and at sale, and every one adds to your track record.

Selling a course

  • You get paid once per sale
  • Followers learn about deals
  • Refund requests and churn
  • Your income stops when launches stop

Sponsoring a deal

  • You get paid at closing, every year and at sale
  • Followers own real property with you
  • Every deal adds to your track record
  • Proof you do what you teach

02

Earn when you buy, while you own, and when you sell

Sponsors choose their fees from one standard menu: an acquisition fee, an asset management fee on collected rent, and an 80/20 or 70/30 split of the profit at sale. Investors see every fee in dollars before they commit.

This is an example, not a promise. It assumes rents grow 5% a year, a sale after 5 years and an 8% preferred return to investors first. If rents grow only 3% a year, your share at sale could be under $40,000.

Your followers’ money is protected

Your reputation is your business. If one deal goes wrong in a way that looks careless, it costs you your following. DoorRaise is built so your followers can see exactly where their money goes and what was checked.
  • Escrow you can’t touch

Investor money goes only to the title company at closing, or back to investors if you miss your minimum.

  • Facts we verified

Your identity and background, the purchase contract, title and loan terms, shown with a check mark on your deal page.

  • Standard documents and fees

The same attorney-approved documents and fee menu on every deal, so nothing unusual is hidden in the fine print.

No deal of your own yet? Partner with a lead sponsor.

Experienced operators find the buildings. You have the followers who trust you. Join an operator’s deal as a co-sponsor with the Promoter role: you tell your followers about it, join the live call and help answer their questions. The lead sponsor runs the property and the loan.

Your pay is a share of the sponsors’ own fees and profit, agreed with the lead sponsor and shown to investors in dollars. It never depends on how many investors you bring or how much the deal raises.

How it shows on the deal page

  • The lead sponsor Operator

Runs the property, signs for the loan and is responsible for operations.

  • You Promoter

Named on the page. Tells your followers, joins the live call and answers their questions.

Every deal needs at least one operator. Both of you go through the same identity and background checks.

From link in bio to closing day

You don’t need to hire a securities attorney, buy investor software or set up an escrow account yourself. You need a deal under contract and followers who trust you.

  1. 1

    Create your sponsor page

Free, and you don’t need a deal yet. We check your identity and background, then your page goes public.

  2. 2

Put the link in your bio

Your followers subscribe to hear about your deals. Once you have a deal, host a live call about it.

  3. 3

Post a deal when you find one

Answer a few questions about the property and pick your fees from our standard menu. We form the company, prepare the documents and email your subscribers.

  4. 4

    Go live, then close

Run a live call from the deal page. Investors verify they’re accredited, sign online and fund escrow. At closing, escrow pays the title company. After that, we pay your followers their distributions straight to their banks.

Flat fees. Nothing from your raise.

Doing this yourself usually means $12,000 to $30,000 for a securities attorney before you raise a dollar, plus investor software and a CPA every year.

Questions creators ask

Can I promote my deal on YouTube, Instagram and my podcast?

Yes. When you set up a deal to find investors publicly (SEC Rule 506(c)), you can tell anyone about it, including strangers who watch your videos or follow you. The limit is on who can invest: only accredited investors, and each one has to be verified first. We handle that check for you. If you choose the private option (Rule 506(b)) instead, you can’t promote the deal publicly. Our posting rules explain what you can say, like never promising returns.

Who can invest?

Accredited investors, generally people with $200,000+ in income ($300,000 with a spouse) or $1 million+ in net worth not counting their home. Each investor proves it once on DoorRaise.

I’ve never bought an apartment building. Can I still do this?

Yes, by partnering with an experienced operator as co-sponsors. You bring the followers, they bring the operating experience, and you share the sponsor fees and split. Both of you are named on the deal page.

Can I promote another sponsor’s deal?

Yes, as a co-sponsor with the Promoter role. You’re named on the deal page, you take on a real duty like hosting the live call or answering investor questions, and the lead sponsor runs the property. Your pay is a share of the sponsors’ own fees and profit, agreed up front and shown to investors. It can never depend on how many investors you bring or how much is raised, because paying for investors can require a broker-dealer license.

What does DoorRaise cost?

$500 to set up a deal, $5,000 at closing from the funds raised, and $3,500 a year. We never take a percentage of your raise or your profits.

Do I need to be accredited myself?

No. Sponsors don’t need to be accredited. Lenders will look at the sponsors’ experience, net worth and cash, which is another reason first-time sponsors often partner with an experienced operator.
