How it works

  1. 1

    Create your sponsor page

You don’t need a deal yet. Tell us who you are and we start checking your background, so your page can go public quickly.

  2. 2

Share it with your friends and followers

Post your sponsor page link on Instagram, YouTube, your newsletter or anywhere your followers are. They subscribe to hear about your next deal.

  3. 3

    Add your deal

When you find a deal, we create the legal company, prepare the documents and email your subscribers.

  4. 4

Host a live call and close

Add a Google Meet or Zoom link so your subscribers can RSVP and ask questions about the deal. Investors confirm they’re accredited, sign online and fund escrow, which goes to the title company at closing.

Your friends and followers are your investor list

Most first-time sponsors wonder where the investors will come from. You already know: the people who follow and trust you.DoorRaise gives them a page they can trust, with the deal, your track record and a live call with you. We also set up the company, the documents and the escrow, and verify that your investors are accredited.

Everything you need, in one place

Raising money for the first time is mostly legal paperwork, and it stops most people. We handle the formation of your deal’s legal company, the filings and the tax documents. You bring the deal and your friends and followers, and we run the rest. We’re not a marketplace and we don’t have a list of investors: your friends and followers are how people find your deal. We don’t pick, rank or recommend deals.

Investor process

From click to escrow, without you lifting a finger

Your investors don’t email you for wire instructions, and you don’t chase signatures or documents. You share one link. We run everything between their click and the money landing in escrow.

  1. Step 1

    An investor clicks your link

They land on your deal page: the terms, every fee in dollars, your full track record, what we checked, and a sign-up for your live call.

    You: share the link

  2. Step 2

    They reserve their spot

They enter how much they’d like to invest. You get an email, and their reservation is tracked from that moment.

    We handle it

  3. Step 3

    We check they’re accredited

We collect and review their accreditation, so you never handle anyone’s tax returns or bank statements. It carries over to their future deals.

    We handle it

  4. Step 4

    Documents go out to sign

We send the investor documents, prepared from attorney-approved templates, to sign online. No printing and no chasing signatures.

    We handle it

  5. Step 5

    Their money goes into escrow

We give them wire or ACH instructions for the escrow account in your deal’s name, and track when each payment arrives. You can’t touch the money, and it goes only to the title company at closing.

    We handle it

  6. Step 6

You see it all come together

Investors get an email at each step. You see who’s reserved, who’s verified and what’s funded, with nothing to chase.

    You: watch it fill

02

Investor money moves only on closing day

Investors fund an escrow account the sponsor can’t touch. At closing it goes only to the title company. If the raise misses its minimum, everyone gets their money back.

Where investor money goes

  1. Your bank

You wire or ACH your investment.

  2. Escrow accountYour money is here

Held for you. The sponsor can’t touch it.

  3. Title company

    Released only on closing day.

  4. The property

You own a share of the company that owns it.

03

A bank account for the deal, and payouts in one click

At closing we set up a business bank account in your deal’s name with you. When the property pays out, we work out every investor’s share, including preferred return and profit splits, and send it straight to their bank. You approve once. No spreadsheets, no paying 40 people by hand.

04

Verified, not endorsed

Every deal page shows the same fee card, the sponsor’s track record as they report it (losses included), and exactly what we checked. Judging the sponsor is still your call, like investing alongside any lead you trust.

We check

  • Sponsor identity and background
  • Purchase contract and title
  • Lender term sheet
  • Bad actor rules (506(d))

We don’t

  • Pick or rank deals
  • Check projections
  • Verify past deals
  • Promise returns

Flat fees. Nothing from your raise.

A platform paid a percentage has a reason to push deals. DoorRaise is paid the same whether you raise $1M or $5M.
