For sponsors: from your first page to closing

  1. 1

    Create your sponsor page today

You don’t need a deal. Tell us who you are and your background, and we start checking you right away. Your page goes public once you’re checked, usually quickly.

  2. 2

Start marketing to your friends and followers

Share your sponsor page link on Instagram, YouTube, your newsletter or anywhere your followers are. People subscribe to hear about your next deal, so your list is ready before the deal is.

  3. 3

Add a deal when you find one

Answer questions about the property and the terms, and upload the purchase contract, title commitment and lender term sheet. We create the legal company (an LLC), prepare the investor documents and handle the filings. When the deal goes live, your subscribers get an email automatically.

  4. 4

Host a live call about your deal

Drop in a Google Meet or Zoom link and a time. Your subscribers get an email, RSVP on your page, and join you live to hear about the deal and how you invest, and to ask questions.

  5. 5

    Investors fund and you close

Interested investors confirm they’re accredited, sign and fund escrow. At closing, escrow sends the money to the title company and we set up the deal’s business bank account with you. After that we send every investor their distributions by ACH at least quarterly, plus updates and tax forms.

Investor process

From click to escrow, without you lifting a finger

Your investors don’t email you for wire instructions, and you don’t chase signatures or documents. You share one link. We run everything between their click and the money landing in escrow.

  1. Step 1

    An investor clicks your link

They land on your deal page: the terms, every fee in dollars, your full track record, what we checked, and a sign-up for your live call.

    You: share the link

  2. Step 2

    They reserve their spot

They enter how much they’d like to invest. You get an email, and their reservation is tracked from that moment.

    We handle it

  3. Step 3

    We check they’re accredited

We collect and review their accreditation, so you never handle anyone’s tax returns or bank statements. It carries over to their future deals.

    We handle it

  4. Step 4

    Documents go out to sign

We send the investor documents, prepared from attorney-approved templates, to sign online. No printing and no chasing signatures.

    We handle it

  5. Step 5

    Their money goes into escrow

We give them wire or ACH instructions for the escrow account in your deal’s name, and track when each payment arrives. You can’t touch the money, and it goes only to the title company at closing.

    We handle it

  6. Step 6

You see it all come together

Investors get an email at each step. You see who’s reserved, who’s verified and what’s funded, with nothing to chase.

    You: watch it fill

For investors: from reading a deal to closing

  1. 1

Read the deal page and join the live Q&A

Terms, every fee in dollars, the sponsors’ full track records and what we verified. Sign up on the page for the sponsor’s live call and ask your questions.

  2. 2

    Verify once

Prove you’re accredited with a professional letter, income or net worth documents. It carries over to future deals.

  3. 3

    Sign and fund escrow

Sign electronically, then wire or ACH to the deal’s escrow account. The sponsor can’t touch it.

  4. 4

    Closing or refund

Your money goes to the title company at closing. If the raise misses its minimum, you get it all back.

  5. 5

    Get paid

Once the property earns more than it costs to run, you’re paid your share of the cash at least every quarter, by ACH. Sale or refinance proceeds are paid when they happen. Payments aren’t guaranteed.

Posting rules for public deals

Social media posts about a deal are part of the offering. These rules keep you and your friends and followers protected.

Do

  • Say the deal is for accredited investors only
  • Link to your DoorRaise deal page for terms and risks
  • Disclose that you’re a sponsor and how you’re paid
  • Show the sponsor’s full track record, including losses

Don’t

  • Promise or guarantee returns (“double your money”)
  • Call the deal safe or risk-free
  • Promote someone else’s deal for pay without being a sponsor
  • Ask people to wire money anywhere but the DoorRaise escrow account

Questions

What do you handle for me?

Formation, filings and tax documents. DoorRaise creates the legal company (an LLC) for your deal, prepares the investor documents from attorney-approved templates, files the paperwork, checks that investors are accredited, sets up the deal’s business bank account with you, pays investors their distributions and handles K-1s, all included in our flat fees. DoorRaise isn’t a law firm and can’t give legal advice about your own situation.

How often do investors get paid?

At least quarterly, by ACH, from the cash left after expenses, loan payments, fees and reserves, shared in proportion to what each investor put in. Sale or refinance proceeds are paid when they happen. Nothing is guaranteed, and a quarter with no spare cash means no payment that quarter.

Where do the investors come from?

From your friends and followers. DoorRaise is not a marketplace, and we don’t find investors for you or show your deal to strangers. You share your deal page with the people who follow you, and they invest if they want to.

Does DoorRaise pick or recommend deals?

No. DoorRaise is infrastructure, like the payments company behind a checkout page. We check specific facts and hold the money safely until closing. Deciding whether a deal and sponsor are right for you is your call.

Can I still lose money?

Yes. Escrow protects your money until it reaches the property. After closing, results depend on the sponsor and the market, and you can lose some or all of your investment.

Who can invest?

Deals shared publicly (Rule 506(c)) are open only to verified accredited investors. Private deals shared with people the sponsor already knows (Rule 506(b)) can include a limited number of non-accredited investors.

How do sponsors get paid?

Sponsors who raise from their friends and followers take on real responsibilities and share in the deal’s sponsor fees and profit split, shown on the fee card. DoorRaise doesn’t pay commissions for bringing in investors.

Does DoorRaise take a percentage of the raise?

No. DoorRaise charges flat fees: $500 to set up, $5,000 at closing from the funds raised, and $3,500 a year. See pricing.
