DoorRaise

About DoorRaise

Your first apartment deal shouldn’t need a Wall Street rolodex.

Plenty of people can find a good apartment deal. Far fewer can handle the legal setup, investor checks, escrow and reporting it takes to raise money for one. DoorRaise does that part, so a first-time sponsor can raise from the people who already trust them.

Why we built it

Most people who could raise money for a small apartment deal never do. Not because the deal is bad, but because the work around it is heavy: forming a company, writing offering documents, filing with regulators, checking that investors qualify, holding their money safely and keeping them informed for years.Big sponsors pay lawyers and fund administrators to do this. First-time sponsors, many of whom already have followers who’d like to invest alongside someone they know, are left with spreadsheets, wire instructions and risk.We think the rails should be simple, safe and the same for everyone.

Your own people, not a marketplace

Sponsors raise from the friends and followers who already know and trust them. We don’t supply investors, rank deals or show your deal to strangers.

Money goes to escrow, never to us

Investor funds sit in an escrow account the sponsor can’t touch. At closing they go to the title company. If the raise misses its minimum, everyone is refunded.

Where investor money goes

  1. Your bank

You wire or ACH your investment.

  2. Escrow accountYour money is here

Held for you. The sponsor can’t touch it.

  3. Title company

    Released only on closing day.

  4. The property

You own a share of the company that owns it.

03

Facts checked, nothing promised

We verify specific facts on a deal page and say what we checked. We never call a deal safe, and projections are always labeled as the sponsor’s own. DoorRaise is not a law firm, broker-dealer or investment adviser.

What we do

  • Create the legal company and prepare the investor documents
  • Handle formation, filings and tax documents
  • Check that every investor is accredited
  • Hold investor money in escrow until closing
  • Send updates, payouts and K-1s after closing

What we don’t do

  • Find investors for you or show your deal to strangers
  • Pick, rank or recommend deals
  • Take a percentage of the raise or the profits
  • Touch investor money
  • Give legal or investment advice

How we make money

DoorRaise charges flat fees: $500 to set up a deal, $5,000 at closing from the funds raised, and $3,500 a year. Because we earn the same whether a deal is large, small, good or bad, we have no reason to push anyone toward a deal. See the pricing page and our terms and disclosures.
