What we collect

Account details: your name, email and phone number, and how you signed in. If you sign in with Google we receive your name and email address from Google; we don’t see your Google password and we don’t access anything else in your Google account.

Investment details: amounts, the entity you invest through, your answers in the investor questionnaire, and your accredited investor status and how it was verified, including any income or net worth documents you upload and any letter from your CPA, attorney or adviser.

Identity and tax details: your legal name, date of birth, address and taxpayer identification number (from Form W-9). Tax ID numbers are encrypted before they’re stored and are visible only to DoorRaise staff who need them for tax reporting. Sponsors verify their identity with a photo ID and a selfie before a deal page goes public; that check is run by Stripe Identity, which processes images of your ID and a face scan under its own privacy policy and the terms shown to you before you start. We keep only the result and the name on the ID, never the ID images or the face scan.

Signature records: when you sign a document we keep the signed PDF and a record of when you signed, your IP address and your browser, so the signature can be proven later.

Property documents you upload to fill in a deal: offering memos, rent rolls, financial statements, loan term sheets and contracts. They’re read once by AI to fill in your deal form for you to check, then deleted right away.

Sponsor details: your background, track record, deal documents and answers to the bad actor questionnaire, the results of any background check, and the result of your ID check (a photo ID and a selfie, collected by Stripe).

Referrals: every account has a referral code. When someone opens a referral link we record the time of the click and a scrambled code made from their network address and browser (not the address itself), and keep a cookie for 90 days. When a person who used a link creates an account, we record who referred them, so a discount and a credit can be given. The person who referred them sees only a first name and last initial and whether the setup fee was paid. If you tag a link, we store the tag with each click. If a member asks us to email an invitation to your address, we keep your address with a record that we sent it, and we never send you another if you unsubscribe. See the referral program terms.

Usage: pages you visit and how you use the site, through analytics (Mixpanel and Google Analytics), which are always on. Private links (for example, a link to certify or verify your status) are reported to analytics without the private part of the address. See our cookie policy for the details.

Why

To run DoorRaise: to review deals, verify that investors meet each offering’s requirements, check identities against U.S. sanctions lists, prepare and collect signatures on documents, coordinate escrow and closings, keep ownership records, send distributions and reports, and provide tax documents. We also use it to prevent fraud, meet legal obligations and keep you updated. We don’t sell your information or use it for advertising by others.

Who sees it

The DoorRaise team.

Sponsors of a deal you commit to: your name, email, phone number and amount once you’re verified as accredited, and your signed documents and ownership after closing. They never see your tax ID or verification documents.

The deal’s escrow agent and title company: what they need to receive and return funds and to meet their own identity-check rules.

Our partner CPA: what’s needed to prepare the deal’s tax return and your Schedule K-1, including your tax ID.

Service providers who store or process it for us under contract: Supabase (sign-in, database and file storage), Vercel (hosting), Resend (email), Google (sign-in with Google, and website analytics), Mixpanel (website analytics), Stripe (payments by sponsors, and ID checks for sponsors), Mercury (the bank many deals use to pay distributions; you give your bank details to Mercury directly, not to DoorRaise), and Anthropic (AI that reads income and net worth documents to help our staff check them, where a DoorRaise staff member makes every decision, and property documents sponsors upload so their deal form can be filled in for them to check and correct).

Regulators, courts or law enforcement when the law requires it.

How long we keep it

Records of verifications, signatures, investments, distributions and tax documents are kept for as long as the deal exists and at least seven years after, because securities and tax laws require it. Other information is deleted when you close your account and we no longer need it.

Security

Documents are stored privately and opened only through short-lived links. Tax ID numbers are encrypted. Staff access is limited and logged, and staff must sign in with two-factor. You can turn on two-step sign-in for your own account under Security in the account menu. No system is perfectly secure, so tell us right away if you think your account has been misused.

Your choices

Email support@doorraise.com to see, correct or delete what we hold about you, or to ask what we share. We’ll answer within 30 days. We can’t delete records the law requires us to keep. You can stop marketing emails with the link in any email. Website analytics can’t be turned off on the site; our cookie policy explains what you can block in your browser.
